Commercial Real Estate (CRE) appraisal plays a bigger role in the world than most people realize. It informs lending, guides investment, and helps shape smart decisions across a wide range of projects. When done right, it brings clarity and confidence to the table.
That’s the goal behind Ektimo Advisors. We started this firm to take a more focused, thoughtful approach to every valuation. The idea is to blend regional knowledge with solid analysis and the right tools to keep the process efficient and clear. There’s a lot of opportunity in this profession, and we're building Ektimo to meet it with care and precision.
Why “Ektimo” Advisors?
The word Ektimo comes from Greek, meaning “to appraise” or “to value.” That definition works on more than one level. Appraisal is what we do, but valuing the process, the relationships, and the end product matters just as much.
This isn’t about checking boxes or cranking out reports. The goal is to bring a deeper level of understanding to every assignment. Whether it’s a standard income property or something more complex, each report deserves attention and clear reasoning.
What Makes Us Different
Ektimo is intentionally small and focused. We don’t take on every assignment for every client. We work with clients and properties where experience and judgment actually make a difference. With a focus on Utah, Nevada, and Arizona, we’ve appraised everything from typical commercial assets like offices and warehouses to resorts, tribal lands, and remote rural properties. Familiarity with these markets matters, especially when local conditions don’t follow national trends. That kind of insight doesn’t come from templates or search results. It comes from time on the ground and working in the area.
We’ve also developed custom tools to streamline the appraisal workflow. ValuWrite, a GPT-based assistant, helps organize narrative and tighten the writing process. Ektimo mapping platform simplifies site maps and visualization. These tools don’t replace the appraisers work. They give me more time to focus on the parts that actually require an appraiser.

Ektimo Advisors wasn’t created to grow quickly. The goal is to build something reliable and long term. I’m focused on refining the process, investing in the right systems, and working with clients who care about quality and clarity. There’s value in keeping things simple. When the work is focused, it holds up better. That’s the kind of consistency we aim for.
Most of our clients are lenders, agencies, legal teams, or private investors. They understand that a good appraisal isn’t just a number. It’s something that can support a decision, clarify a negotiation, or flag a risk. The details matter.
